Next Chapter Talent are seeking a Property Manager to join a flourishing boutique estate agency based in East Croydon.

You will be joining a collaborative team of professionals, working within a progressive environment where your hard work is recognised and rewarded.

Your responsibilities:

· Build and manage strong working relationships with landlords and tenants

. Manage and coordinate all pre-tenancy works for your local portfolio of circa 120 properties

· Carry out detailed property visits

· Oversee refurbishments projects from inception to completion

· Create accurate reports to present to the landlord

· Handle deposits

· Ensure safety certificate management for gas safety checks, portable appliance tests

· Manage insurance claims

· Issue section notices where required

· Maintain regular pro-active communication with landlords and tenants

· Build and nurture strong business relationships with your colleagues, contractors, and portfolio contacts

· Liaise with multiple contractors to ensure cost effective solutions

. Monitor and manage works projects that are being carried out, ensuring service standards and compliance throughout your portfolio

. Work in collaboration with the head of property management to streamline processes & improve company practices

· Highly organised and able to effectively prioritise multiple tasks in a fast-paced environment

. Ideally ARLA qualified or 2+ years solid experience managing your own portfolio

· Genuinely passionate about providing 5-star service to your clients

· Have solid communication skills and a proven ability to overcome objections and solve problems independently

· Have a proactive and enthusiastic approach towards your work

· Show an eagerness to learn and advance your career within property management

· Have the ability to work under your own initiative and direction

· Have at least 24+ months experience working within AST Property Management

Salary/Benefits

·£26,000 - £28,000 basic salary OTE £35,000 - £37,000

· Performance related bonus
