Position: Property Manager

Location: Home Based with a Birmingham/Nottingham portfolio

Working Hours: Monday to Friday, 09:00 – 17:30.

Portfolio Details:

As an Assistant Property Manager you will support the management of a portfolio of six developments in Birmingham and Nottingham, including two prestigious luxury schemes with 24-hour concierge services, leisure facilities, spa amenities, and exclusive resident offerings, you will play a pivotal role in maintaining operational excellence. 

The Team

In this role, you will provide support to two Property Managers and regularly collaborate with the wider team to exchange industry insights, share learning opportunities, and foster professional development. Your involvement will be crucial in ensuring cohesive teamwork and continuous improvement within the organisation.

Key Responsibilities:

As an Assistant Property Manager at Rendall & Rittner, you will:

  • Support the property manager in overseeing regular maintenance and repairs of common areas, ensuring timely and cost-effective solutions.
  • Aid in preparing and managing the annual budget, calculating and collecting service charges, and maintaining accurate financial records.
  • Serve as a secondary point of contact for leaseholders, addressing their queries and providing updates on property matters.
  • Help ensure the property complies with all relevant legislation, including health and safety regulations.
  • Organise and attend leaseholder meetings, taking minutes and preparing reports for the property manager.
  • Assist in overseeing contracts with service providers and ensuring contractual obligations are met.
  • Help plan and oversee major refurbishment or improvement projects, including budgeting and contractor selection.
  • Aid in handling complaints and disputes.
  • Conduct site inspections and report findings to the Property Manager. 

Key Requirements:

  • Some experience in managing leasehold properties, ensuring adherence to lease terms and regulatory requirements.
  • Effective team player, adept at working with colleagues and contractors to achieve common objectives.
  • Confident in asking questions to clarify issues and ensure comprehensive understanding of tasks.
  • Skilled in managing contractors to ensure timely and quality service delivery.
  • Strong ability to prioritise tasks and manage projects efficiently, ensuring smooth operations.
  • Experienced in conducting thorough site inspections to assess property conditions and maintenance needs.
