I am currently looking for an experienced Building Manager to work at a luxury residential development based in SE1.

Working Monday to Friday with the hours of 8am - 5pm.

Salary is £30,000 annually.

Duties include but are not limited to:

  • Maintaining a safe and secure environment for residents and visitors within the building interior and exterior
  • Managing building cleaning, maintenance, and repairs, overseeing their execution, inspection of completed jobs and authorizing contractor invoices.
  • Conducting regular inspections of the building interior and external grounds for signs of damage or wear and preparing reports.
  • Maintaining records of defects, damage and repairs required to the building/grounds, or equipment, or services and ensuring that appropriate remedial action is taken in a timely and cost-effective manner.
  • Ensuring the building, grounds and equipment comply with applicable Board policies, regulations, and standards.
  • Managing building interior, exterior and grounds cleaning and housekeeping activities.
  • Monitoring building services, repair & maintenance budgets, including service contracts renewal dates and costs.
  • Liaising with existing and new contractors/service providers.
  • Liaising with the Property Manager and team.
  • Manage relationships with all parties including leaseholders, rental tenants, contractors, and onsite personnel.
  • Manage the Building Manager email inbox, addressing routine enquires and when necessary, liaising with the Property Manager on matters that require their input and attention.
  • Manage incoming calls and complete any follow up action as required.
  • Maintain property records to ensure they are complete.
  • To ensure access is provided for maintenance and other contractors engaged to carry out work within the building and facilities
  • Maintain records and administration systems in respect of site activities, as determined in conjunction with the Property Manager.
  • Maintain all records for mechanical, emergency and other systems' mandatory testing.

Required Skills:

  • Excellent customer service skills.
  • Excellent verbal and written communication skills e.g. report and letter writing.
  • Detail orientated with strong analytical thinking and problem-solving skills.
  • Good organizational and project management capability.
  • Experience in negotiating service and supply contracts.
  • Knowledge of relevant laws, regulations, and standards for the industry.
  • Proficiency with MS Office - Excel, Word, PowerPoint
