The Company:
Our client are a successful retail organisation, actively seeking a Property Manager to join their team. As a Property Manager, you will play a key role in the Property Management team providing a first-class service in actively managing the company's commercial trading property portfolios to maximise income and minimise costs.
The Role:
The Property Manager role is a hybrid position based from the Warwickshire Head Offcie, 2 days per week are required at Head Office, the role will involve travelling throughout England for site visits.
Duties of the Property Manager role will include…
- Strategically managing the estate to enhance value and reduce costs.
- Verifying property expenses, including service charges and insurance.
- Approving and querying third-party invoices.
- Providing prompt responses to internal and external customers.
- Assessing commercial leases for Landlord and Tenant requirements.
- Maintaining the Property database for accurate information.
- Reporting on the property portfolio.
- Managing deadlines, personal targets, and budgets.
The Person:
The Property Manager will have…
- Minimum 3 years' experience in Commercial Property Management.
- Commercial property background or relevant degree.
- RICS membership is preferred, however not essential.
- Knowledge of commercial lease renewals, rent reviews, and regears.
- Understanding of commercial leases and implications.
- Strong knowledge of property law, including the Landlord and Tenant Act 1954.
- Full UK Driving License and access to a vehicle for site visits.
- Commercial awareness to influence decisions with stakeholders.
- Ambitious, driven, strong communicator, strategic thinker, problem solver, and organised.
