Operations Consultant - Build to Rent, Living
We represent an award-winning, boutique advisory firm in the Rental Living sectors. Due to a surge in new instructions, we are seeking a Rental Living Consultant to join our team. Our client collaborates with leading investors and developers, aiming to integrate seamlessly with client's teams to provide bespoke advice for each project.
Role Overview
The Rental Living Consultant will work across all consultancy elements within the rental living team, including design for management, operational setup, tendering, mobilisation, and market reporting. This role is crucial in advising developers and asset owners on operational matters and strategic management of portfolios, focusing on both residential and commercial retail assets.
Key Responsibilities:
- Client Advisory:
- Advise developers and asset owners on operational matters and strategic management of portfolios.
- Provide ongoing asset management support, including running operator tenders, assisting with mobilisation, and conducting operational audits.
- Development Consultancy:
- Consult on customer offerings, amenity space provision, and operational setup.
- Provide advice on building and apartment specifications, including ESG considerations.
- Financial Planning:
- Budget for OPEX, mobilisation, building service charges, and other financial models.
- Develop comprehensive asset business plans and operational strategies for clients.
- Market Research and Strategy:
- Conduct research to establish rent levels, understand customer demographics, and analyse competitor offerings.
- Produce research-based papers using data for promotion and thought leadership.
- Project Management:
- Develop and manage project management tools to ensure project success.
- Work closely with Property Managers/Outsourced Service Providers to ensure assets are properly maintained, managed, and compliant with regulations.
Experience:
- 5-6 years of hands-on operational experience within property/portfolio/asset management or as a senior member of an onsite team.
- Experience in the BTR space is highly desirable.
- Likely suit a junior Asset Manager, Portfolio Manager, or accomplished General Manager.
- Strong communicator, comfortable presenting, reporting to, and meeting with clients regularly.
- Consultancy experience is desirable but not essential.
- Membership with TPI or equivalent is desirable.
- Confident and presentable in client-facing situations.
- Team-player who is comfortable working in a small team.
