Job Description: Part-Time Facilities Manager/Maintenance Person

Location: Bournemouth

About the Role:

We are seeking a dedicated and proactive Part-Time Facilities Manager/Maintenance Person to join our team. The successful candidate will be responsible for ensuring the safety, cleanliness, and operational efficiency of our facilities. This role requires excellent organisational skills, attention to detail, and the ability to communicate effectively with contractors, managing agents, and residents.

Key Responsibilities:
  1. Security Equipment Maintenance:

    • Ensure that all security equipment, including CCTV cameras, garage gates, security lighting, and key fobs, are fully operational at all times.
  2. Daily Site Patrols:

    • Conduct site patrols twice daily, once in the morning and once in the afternoon, to ensure the premises are secure and well-maintained.
  3. Incident Investigation:

    • Investigate incidents and review CCTV footage as required, maintaining accurate records of findings.
  4. Effective Communication:

    • Maintain clear and effective communication with contractors, managing agents, and residents to ensure smooth operation of facilities and timely resolution of issues.
  5. Scheduled Maintenance Oversight:

    • Ensure that all scheduled maintenance activities are completed correctly and on time, coordinating with relevant contractors and service providers.
  6. Contractor Management:

    • Oversee contractors working on-site, ensuring they follow safe working practices and adhere to all relevant regulations.
  7. Fire Alarm Testing:

    • Conduct weekly fire alarm tests, recording and reporting results promptly.
  8. Emergency Lighting Inspections:

    • Perform monthly visual checks of emergency lighting systems and maintain accurate records.
  9. Utility Monitoring:

    • Record and forward communal utility readings as required to the appropriate parties.
  10. Property Inspections:

    • Conduct monthly property inspections using provided software to ensure all areas are in good condition and identify any maintenance needs.
  11. Cleaning Responsibilities:

    • Clean all common areas on a weekly basis according to the established cleaning schedule.
  12. Waste Management:

    • Organise the emptying and relocation of bins as required, ensuring the cleanliness of bin stores.
  13. Resident Engagement:

    • Host a monthly resident's surgery to address any concerns and provide updates on facility management activities.
  14. Maintenance and Repairs:

    • Perform basic repairs and maintenance tasks within your skill set, such as servicing door closures, latches, locks, changing bulbs, and pressure washing paved areas.
  15. Additional Duties:

    • Undertake other tasks as reasonably directed to support the effective management and maintenance of the facilities.

Qualifications and Skills:

  • Proven experience in facilities management or a related field.
  • Strong understanding of maintenance procedures and basic repair skills.
  • Excellent communication and interpersonal skills.
  • Ability to work independently and manage time effectively.
  • Attention to detail and a proactive approach to problem-solving.
