Position: Property ManagerWe are a well-established independent Block Management Property company in London looking for an experienced Property Manager to join our busy and friendly office.
General Responsibilities- Understand TPI practice standards and RICS Service Charge Management.
- Exhibit excellent communication skills, both written and verbal, to provide superior customer service.
- Demonstrate excellent time management and organisational skills.
- Maintain files and perform other ad hoc tasks to ensure the smooth running of designated areas.
- Understand service charge budget setting and assist service charge accountants with year-end processes.
- Effectively manage reactive and preventative maintenance.
- Ensure compliance across your portfolio for all aspects of health and safety.
- Manage insurance renewals effectively.
- Attend AGMs and Directors' meetings.
- Conduct regular inspections of residential blocks.
- Supervise site staff.
- Knowledge of the Landlord and Tenant Act.
- Experience and knowledge of the Section 20 process and major works projects.
- Understanding of legal service charge requirements.
- Experience and knowledge of the licence to alter process.
- Experience and knowledge of legal processes affecting the freeholder.
- Manage leasehold sales enquiries and tasks associated with property transfers and sub-letting.
- 2-3 years of experience.
- Qualifications: ATPI (minimum), MTPI (preferred).
- Excellent skills in negotiation, problem-solving, multitasking and stress management.
- Understanding of how to create and maintain budgets.
- Knowledge of local and national regulations for property management.
- Ability to travel to sites when required.
- Working from home.
- Flexible working hours.
- Salary up to £50,000, depending on experience.
- Study support for TPI and RICS Qualifications.
