Our client is a fantastic estate agency seeking to recruit an experienced Property Manager.

Joining a dynamic, fast paced department in a rapidly expanding company. This is a pivotal
role servicing their clients and managing the company’s property portfolio. Fostering relationships with landlords and tenants is essential in order to achieve portfolio growth and to provide an exceptional customer experience.
Due to the fast based nature of this role at least 1 years experience in a similar position is required.

Key Responsibilities:

    1. Property Management:
      • Oversee day-to-day property management activities, including tenant communications, administration to include tenancy renewals, serving tenant notices, deposit negotiations and maintenance requests where required, sending inspection and inventory reports out.
      • Coordinate annual property inspections, move-in/move-out processes, and ensure compliance with relevant regulations.
      • Work with contractors and vendors to manage property repairs, renovations, and improvements.

    o Arrange void maintenance work in lets once TT vacate and coordinate in timescale required with all parties/ Deal with all maintenance work from inspections and check outs

    o Arrange cleans- for check outs

    o Deal with utilities issues where applicable from void periods etc., this should be in the end of tenancy email

    o Deal with all maintenance enquiries from LL, TT and Contractors on calls and emails

    o Agree and keep track of mark ups on contractor quotes and advise accounts

    o Landlord reference request from tenants moving out

    o Deposit return claims / negotiations.

    1. Client Relationship Management:
      • Act as the primary point of contact for property owners and landlords, addressing their needs and concerns.
      • Build and maintain strong relationships with clients, providing regular updates on property performance and market conditions.
      • Offer tailored advice on maximising rental income and asset value.
    2. Market Analysis and Strategy:
      • Conduct market research to stay informed about trends in the property rental market.
      • Advise clients on competitive rental rates and market positioning.
      • Develop and implement strategies to enhance the marketability and profitability of the property portfolio.
    3. Compliance and Risk Management:
      • Ensure all properties comply with HMO laws and regulations, including health and safety standards.
      • Manage risks associated with property management, such as insurance claims, legal disputes, and tenant issues.
      • Keep up-to-date with changes in property legislation and advise clients accordingly.

Essential Criteria:

    • 1 Years Property Management Experience
    • You must be very organised and have good IT knowledge and know how to prepare excel spreadsheets
    • Typing skills a must and a good typing speed
    • Must be able to work on their own initiative.
    • Working under pressure is a must as you will need to be able to deal with different tenancy scenarios
    • Office based
    • Have a driving valid licence

Hours:

Monday Friday 8:30-6pm.
