Quantity Surveyor (Commercial and Fit-Out)

Role Overview: A Quantity Surveyor (QS) specializing in commercial and fit-out projects is essential in managing project costs and ensuring value for money while delivering high-quality results.

Key Responsibilities:

Cost Planning and Estimating:

  • Prepare budget estimates and cost plans.
    • Conduct feasibility studies and cost advice during design stages.
    • Monitor and control costs throughout the project lifecycle.

Tendering and Procurement:

    • Prepare and evaluate tender documents.
    • Compare contractor and subcontractor bids.
    • Negotiate contract terms and conditions.

Contract Administration:

    • Administer construction contracts and manage disputes.
    • Evaluate variations and change orders.

Financial Management:

    • Prepare cost reports and cash flow forecasts.
    • Conduct cost value reconciliations (CVR).
    • Certify progress payments and prepare final accounts.

Risk Management:

    • Identify and manage financial risks.
    • Implement cost control measures.

Value Engineering:

    • Conduct value engineering exercises.
    • Recommend cost-effective construction methods.

Client Liaison:

    • Act as the primary client contact.
    • Provide regular project updates on costs, schedule, and performance.
    • Advise on commercial implications of project decisions.

Project Coordination:

    • Coordinate with architects, engineers, and contractors.
    • Oversee procurement and delivery of materials.
    • Monitor project progress and resolve issues.

Fit-Out Specific Duties:

    • Manage interior fit-out projects.
    • Oversee procurement and installation of fixtures, fittings, and equipment (FF&E).
    • Ensure compliance with building codes and health and safety standards.

Post-Completion:

    • Conduct final inspections and manage snagging.
    • Prepare final accounts and handle financial adjustments.
    • Provide project feedback and lessons learned.

Skills and Qualifications:

Education: Degree in Quantity Surveying or related field.

Professional Accreditation: Membership in RICS or equivalent.

Technical Skills: Proficiency in cost estimation software and project management tools.

Communication Skills: Strong interpersonal skills for client and stakeholder liaison.

Attention to Detail: High accuracy in financial document preparation.
