Next Chapter Talent are seeking an expert Commercial Property Manager to join a highly reputable and long-standing property services company based in Paddington.

Due to ongoing success, continuous business growth and internal team promotions, the business are looking for a dedicated and ambitious individual who has extensive commercial property management experience across mixed-use portfolio's.

You would be joining a very well-established team of service-driven professionals, the majority having internally progressed whilst serving over a decade with the company.

Your responsibilities:

- Undertake and negotiate rent reviews in conjunction with Consultant Surveyors.

- Undertake and negotiate lease renewals in conjunction with Consultant Surveyors.

- Deal with interim schedules of dilapidations and schedules of condition in conjunction with Consultant Surveyors.

- Deal with Licences to Alter, Deeds of Variation etc. in conjunction with Consultant Surveyors and Solicitors.

- Deal with licences in relation to satellite dishes, aerials and advertising sites etc. in conjunction with Consultant Surveyors and Solicitors.

- Deal with lease assignments in conjunction with Consultant Surveyors.

- Review of Service Charge Budgets and apportionment analysis along with reviewing and managing active budgets

- Deal with lease expiries e.g. section 25 and 26 notices.

- Deal with terminal schedules of dilapidations in accordance with the statutory timescales and guidance.

- Ensure that utility supplies (gas, electricity and water) are managed.

- Liaise with leaseholders, tenants etc. through general correspondence, emails, letters, newsletters, circulars Tenant Handbooks etc. in a prompt and professional manner.

-Reviewing PPM contracts and re-negotiating when necessary

-Liaise with Block and Estate Management colleagues where appropriate in respect of issues that concern both the residential and commercial portfolio e.g. communal issues, major works, s.20 consultation etc.

- Build and nurture strong business relationships with your colleagues, contractors, and portfolio contacts

- Liaise with multiple contractors to ensure works are carried out to the highest possible standard, whilst ensuring Health & Safety regulations are adhered to.

This opportunity would suit a Senior Property Manager who is wanting to adopt a stand-alone role within a company that promotes autonomy and long-term internal progression avenues.

You will have the following experience:

-Ideally have MRICS status, or 6 years + experience within a 360 Commercial Property Management position.

- Highly organised and able to effectively prioritise in high-pressure situations.

- Genuinely passionate about providing 5-star service to your clients.

- Have strong attention to detail and take special measures to ensure that the quality of your work remains to a high standard.

- Have solid communication skills and a proven ability to overcome objections and solve problems using your own initiative.

- Demonstrate energy, ambition, dedication and confidence towards your work.

- Show an eagerness to take ownership of your own learning and development, ensuring you utilise company resources in order to do so.

- Have strong knowledge of relevant legislation, guidelines and other best practices applicable to commercial property management.

- Excellent verbal communication skills.

  • Good IT skills and proficient in Outlook, MS Word, Excel, Knowledge of HORIZON/ QUBE would be an advantage.

Salary/Benefits

· £60,000 - £75,000 basic salary (dependent on level of experience)

· Funding to obtain further industry qualifications

· Performance related bonuses

.Reduced working hours on Fridays
